A Celebration CDD assessment should be traced through three separate records: the district’s adopted finances, the Property Appraiser’s parcel identity, and the Tax Collector’s bill. A neighboring home’s amount is not a substitute.

Reconcile the record chain

  1. From the Property Appraiser, save the parcel number, situs address, legal description, and tax year.
  2. From the CDD finance page, retain the adopted budget and assessment materials for the corresponding fiscal period.
  3. From the Tax Collector, save the parcel bill, the exact non-ad-valorem line, discounts or adjustments, and payment history.

Make a cover table with parcel, tax year, district name, billed line label, amount, and source date. If the budget category does not appear to match the bill, ask the district or tax office for the allocation record; do not derive one by dividing a budget total by parcel count.

Keep association dues outside this file. They are not made interchangeable with a public CDD assessment by appearing on the same household budget. Also distinguish an adopted budget from a preliminary or amended record.

This procedure produces an audit trail for the amount actually attached to one parcel. It intentionally offers no generic “Celebration assessment” number because parcel class, year, debt service, and adopted methodology can differ.
