Lake County’s screen-enclosure checklist has separate residential and commercial pages. They do not use the same zoning submission window or the same timing for listing subcontractors. Use the page that describes the project, rather than treating all screen-enclosure applications as interchangeable.

The current County forms directory links CL17, updated August 2026. LSL compared that file with the older January 2024 document previously linked here. The change is substantive: the current septic-document instruction is different.

The two filing tracks

Preparation questionResidential — page 1Commercial — page 2
When are subcontractors listed? At application submittal. At permit issuance.
Which zoning documents are named?Approved zoning permit and approved plot plan.Approved zoning permit and approved site plan.
How long is the zoning approval valid for submitting the building application?30 days.18 months.
What additional residential declaration is listed?Affidavit of Compliance with Homeowner Association Architectural Review Requirements. That affidavit is not listed on the commercial page.

Source: August 2026 CL17, pages 1–2. These are submission instructions, not construction-completion deadlines or proof that a particular project has zoning or association approval. Absence from one checklist page does not establish an exemption under another applicable requirement.

For a residential application, put the zoning approval date beside the planned building-submission date before ordering the rest of the package. For a commercial application, do not import the residential 30-day window. If the application date may fall outside the stated window, ask Building Services what must be renewed.

Septic documentation: discard the old instruction

Both current pages conditionally call for proof of a septic permit application before building-permit issuance, under the Florida Department of Environmental Protection heading. The older file instead directed applicants toward a Health Department approval/signature.

Do not use the old signature instruction to assemble a new submission. Conversely, proof of an application is not proof that septic work is approved. Ask the County which documentation applies to the actual project; the checklist marks this item conditional and does not decide a private site’s requirements.

Match the plan format to the submission route

CL17 describes digitally signed/sealed plans submitted through Lake County OPRS. If digital signing/sealing is unavailable, it calls for paper plans bearing the original signature and wet/raised seal submitted in person. It also assigns the applicant responsibility for printing the approved set after issuance.

A scan is not described as a substitute for the required original or digital signature. Confirm the route with the preparer before turning a paper set into an upload.

Where to resolve a package question

The current forms directory lists 352-343-9653 and permitting@lakecountyfl.gov for residential and commercial building-permit questions. Identify CL17, the residential or commercial page, the approval date if timing is at issue, and the specific document you need clarified. Do not assume a Lake County mailing address establishes County permitting jurisdiction.

What changed in this guide

On September 13, 2026, LSL used AI assistance to compare the complete old and current checklists and verify the live directory’s download. The former wall-finish article now redirects here; its historical body and approval remain preserved privately. We removed the unsupported drywall/paint framing and did not adopt the checklist’s fee, legal or insurance statements as independent advice. No property, association approval, private permit or field condition was verified.
