Rankin County publishes a renovation checklist distinct from its new-construction requirements. For a property where the County is the permit authority, the renovation section focuses on ownership, a detailed scope, total materials-and-labor cost and contractor participation.

First confirm the address belongs in the County’s process. A Pearl, Brandon or Flowood project should not inherit this checklist merely because it lies in Rankin County. The regional starting-point guide explains that first routing decision.

Renovation or addition changes the paperwork

The County’s project-specific requirements separate these cases:

The same PDF has a separate storage-building/shop/shed section. An enclosed addition and a detached workshop are not automatically the same filing. Ask Community Development to classify mixed work before assembling the packet.

Resolve signatures before expecting the permit

The renovation instructions name general, electrical, plumbing and heating/cooling contractors where applicable. They say contractors must come to the office and sign the application, and that the permit will not issue until all required contractor signatures are present.

Use this short planning card for each participating contractor:

The card is LSL’s coordination aid. It is not proof of a signature or an official County form. Ask the office how it handles a trade that is not part of the work or a contractor substitution.

Verify credentials separately through the Mississippi State Board of Contractors. A name on the application is not a license determination; a license result is not an issued local permit.

Make the cost estimate describe the same work

The County calls for total materials and labor, not an arbitrary price attached to “remodel.” In the scope attached to that estimate, distinguish work included, work excluded and unresolved work. For example, repainting after wall repair and moving a circuit behind that wall are different scope lines even when one contractor bundles the price.

This is a hypothetical illustration, not a finding that either task needs a particular permit. Have the County resolve applicability, and keep every contractor’s proposal consistent with the resulting scope.
